First look: Flexible Business Interiors delivering fit out for Protector Insurance expansion.

Flexible Business Interiors (FBI), a leading commercial fit-out specialist based in Manchester, has commenced work on a major new project for Protector Insurance at 3 Hardman Street in the City Centre.
The £5.5 million project will see the refurbishment and fit-out of 35,000 sq ft of office space, marking a significant expansion for the insurance provider.
Originally occupying just 10,000 sq ft on the 7th floor of the Spinningfields landmark, the initial fit-out was also delivered by FBI back in 2019. It was announced at the end of last year that Protector Insurance had secured the lease for rest of the 7th floor, reflecting its rapid growth over the past five years. Canning O’Neill advised on the acquisition of the additional space.
The scheme, designed by BlueSky Design, includes Cat A and Cat B fit-out works and a full furniture package. The design focuses on creating a bright, flexible workspace that maximises efficiency, collaboration, and employee wellbeing while reflecting Protector Insurance’s brand identity. Work zones are to be positioned around the perimeter to take full advantage of natural daylight, with central areas dedicated to meeting rooms and support functions.

At the heart of the office will be a large, multi-purpose social space, providing a vibrant hub for staff to connect during breaks, unwind with games, or host after-hours events. A welcoming reception will set the tone for visitors and employees alike, while flexible conference rooms and shared lounges aim to encourage interaction between teams.

The wider project team includes BWP, who have played a central role in the scheme from initial design coordination and landlord approvals, through procurement and now acting as contract administrator. Crookes Walker Consulting has been appointed as M&E consultant on the project.
Works are now underway and are expected to be completed in the summer. This latest project reinforces FBI’s reputation for delivering high-quality, large-scale commercial fit-outs across Manchester and the wider Northern region.
